Can I get a mortgage in the UK on a skilled worker visa?

The simple answer is of course, yes.

What are the eligibility requirements for getting a mortgage on a skilled worker visa?

There are no specific requirements, but you will need to provide the documents that prove your immigration status. In many cases you might also require a larger deposit, compared with UK citizens applying for a mortgage.

What maximum loan amount can be obtained for a mortgage on a skilled worker visa?

There isn’t a specific maximum loan for borrowers on a skilled visa – it’s subject to affordability like any residential mortgage. It obviously depends on your income, and in most cases you can expect to be able to borrow up to a maximum of 5.5 times your earnings, especially if you’re a professional like a doctor or nurse.

Are there any age restrictions for getting a mortgage on a skilled worker visa?

There are no age restrictions. It’s treated exactly the same as a typical mortgage.

Do I need a job offer from a UK employer to apply for a mortgage on a skilled worker visa?

This can vary case by case. Where there’s a low Loan to Value, with high income and the deposit comes from a trusted source, it could be possible. Generally speaking, the rule of thumb is the borrower needs to have been employed for at least a year.

Are there any restrictions on the type of job or industry that qualifies for the skilled worker visa?
Another simple answer – no.

What documents are required to apply for a mortgage on a skilled worker visa?

We would require the usual documents – payslips, ID, bank statements, that sort of thing. Lenders may also insist on seeing proof of your contract with the employer.

What if I have bad credit? Can I still apply for a mortgage on a skilled worker visa?

It’s exactly the same situation as with UK residents applying for a mortgage. We have lenders on our panel that will consider borrowers with adverse credit. It just comes down to how severe, so we will need more details. Generally, the poorer the credit file, the higher the mortgage rates will be.

Can I apply for settlement or citizenship after holding a skilled worker visa?

It’s not relevant for mortgages, unfortunately.

Are there any specific policies or regulations related to skilled worker visas to be aware of when applying for a mortgage?

Lenders will want to know the borrower’s employment status, of course, plus length of employment, how long is left on the visa to stay in the UK.

They also want to know whether there is any deposit and the source of this. If the deposit is being gifted from family overseas and they are based in a country that ranks high on the Basel Index, the lender would have to reject this due to mortgage laws.

How long does the mortgage application process take if you are on a skilled worker visa?

It can vary, lender by lender, and depending on the general complexity of the case. Borrowers on a skilled worker visa will require extra checks, as I mentioned in previous podcasts, but in principle it should not be much longer than a standard mortgage application.

What costs are associated with getting a mortgage on a skilled worker visa?

Borrowers with skilled worker visas are subject to the same fees and costs as any other mortgage. Fees vary from lender to lender.

What are the potential risks associated with obtaining a mortgage on a skilled worker visa?
If the borrower, for whatever reason, is not allowed to remain in the UK, they are still liable to pay the mortgage on the property – even though they can’t live in it full time.

This is why some high street lenders believe it’s too risky and don’t lend in these cases. However, the specialist lenders will make the necessary checks and judge each case on its merits.

What advice or tips do you have for applicants who are considering applying for a mortgage on a skilled worker visa then?

First and foremost, of course, make sure you work with professionals like us who put your interests first. It’s our job to broker the right deals and rates to fit the criteria.

Skilled worker visas are generally considered risky for high street lenders. It’s therefore really important to work with people who can access more specialist lenders and give you sound advice.

Can you provide examples or case studies of successful mortgage applications for clients on a skilled worker visa application?

I actually don’t have a specific case study, because these clients are abundant – it’s one of the more common specialist areas we work in for first charge mortgages.
